This sweet little house is located in the heart of historic Truckee, California - just 2 miles to Northstar at Tahoe - 1 mile to downtown - 12 miles to Lake Tahoe via Hwy 267 over Brockway Summit and only 1 mile to I-80.   The neighborhood is called Ponderosa Palisades South - and it is on a main road which is plowed and maintained by Placer County.  The local school bus stops on the corner just 100 yards from the driveway.  The driveway is wide - gently sloping upwards - and big enough for RV or Boat plus 2 full sized vehicles. Snow removal contracts during winter are reasonably priced - or do it yourself easily with a homeowner snowblower.   The house is roughly 1000 sq feet internally - and features 2 good sized bedroooms -one which holds a king set - with triple dresser - and tall boy in addition to night stands .. the other bedroon is modest in size but will hold a queen bed easily.  The hall bath has tub/shower combination - sink and toilet.  There is a laundry room with washer and dryer in the main hallway alcove.  Water heater and furnace are Natural gas - a lopi woodstove will keep you warm if you prefer it to the furnace heater.  Full sized kitchen with all the appliances including a new electric self cleaning range/oven.  All new flooring - carpets, vinyl installed summer of 2008  along with new window treatments throughout.  Low utillity bills with many years of comparison on costs avail to prosepective tenants.  $60/mo for gas heat is average winter price when supplemented with wood burning stove.

1/3 acre lot - with full landscaped front yard on sprinkler system.  Weekly or bi-weekly mowing will be required of tenant - and 3 x yearly defensable space of the entire 1/3 acre must be done or paid for by tenant. 
Roomates up to a max occupancy of 3 persons for 6 month seasonal rental will be considered at a slightly higher lease amount.  Lease length minimum is June 1, Sep 1 or 12 months from contract date.
